A four-bedroom villa and a four-bedroom townhouse are not the same purchase
This is the single most useful thing to understand before you shortlist anything at this bedroom count. Across Dubai, four bedrooms is sold in four different physical forms, and the price gap between them is larger than the gap between communities.
A townhouse shares two walls and sits on a plot that is largely footprint. A semi-detached or twin villa shares one wall. A standalone villa shares none and carries a plot on every side. At Athlon, a four-bedroom townhouse of 3,114 sq ft and a four-bedroom villa of 3,350 sq ft sit in the same sub-community: 236 sq ft apart on paper, and a different asset class in practice.

What to compare beyond the price
Once you have filtered to the right form, five things separate a good four-bedroom purchase from a poor one, and none of them is the headline figure.
- Plot against built-up area. Bay Villas on Dubai Islands is one of the few communities publishing plot sizes, at 600 sqm for its four-bedroom garden villa. Most developers publish built-up area only. Ask for both.
- Where the fourth bedroom sits. A ground-floor fourth bedroom with an en-suite is a different proposition to a fourth bedroom on a second floor, particularly for multi-generational households.
- Maid and driver provision. DAMAC publishes unit codes such as DSTH-M1 with maid provision stated. Most developers do not, and it changes the usable layout materially.
- Service charge regime. A branded phase, an equestrian community and a lagoon community carry different maintained infrastructure. Request the figure in writing rather than assuming a community average.
- The payment schedule attached to your unit. Four-bedroom releases on this page run from a 10/70/20 Emaar structure to a 20/40/40 Meraas structure. The second asks for far more cash at handover.
Where the four-bedroom money goes
At the lower end, four bedrooms is reachable below AED 5 million in a small number of places: Avena and Avena 2 in The Valley at about AED 4.36 million, and Golf Lane at Emaar South at AED 4.48 million as a semi-detached format.
Between AED 5 and 8 million the market opens considerably, with Grand Polo's Selvara and Montura clusters, The Heights, and The Acres Phase 3 all in range.
Above AED 9 million the four-bedroom product becomes a different thing again: Nad Al Sheba Gardens at 4,795 sq ft, District One West at 6,859 sq ft and up, and the branded Oasis phases. At that level you are buying plot and address rather than an extra bedroom.
