Off-Plan Villas in The Wilds by Aldar

Read the release names carefully

This community has a naming problem that costs buyers time, so it is worth being blunt about it. Ravenna Residences is a villa product: four and five-bedroom standalone homes of 5,435 and 6,673 sq ft. The Wilds Residences, announced a year later in February 2026, is a completely different product: one to three-bedroom apartments and duplexes.

Both carry the word Residences and both sit inside The Wilds. They are not the same thing, and an apartment release should never be presented as villa stock. This page covers the villa releases only and treats The Wilds Residences as masterplan context.

The three villa releases

The villa product spans a very wide range for a single community, from a five-million-dirham three-bedroom to a fifty-million-dirham mansion.

• Cassia Villas, three, four and five bedrooms at 2,970, 3,369 and 4,445 sq ft, from AED 5.1 million, with a June 2029 handover. Reported sold out.
• Ravenna Residences, four and five bedrooms at 5,435 and 6,673 sq ft, from AED 9.5 million, with a 1 June 2029 handover. Construction reported to have started 9 March 2025.
• Moringa Mansions, five and six bedrooms at 15,182 and 19,411 sq ft, from AED 39 million for the five-bedroom and AED 51 million for the six. September 2029 handover, construction reported to have begun 15 May 2025.

The nature proposition

Aldar describes The Wilds as designed with nature rather than around it: a woodland sanctuary approach that retains native species, with ponds, dry-stream habitats, duck houses, bird nests and bee-keeping zones written into the masterplan. The design is by Nabil Gholam Architects.

That positioning is unusual in the Dubai villa market, where landscape is normally engineered rather than retained, and it is the substantive difference between this community and Athlon, Aldar's movement-led community a short distance away.

The community sits on Sheikh Mohammed bin Zayed Road opposite Global Village. Aldar has not published a land area, and it does not publish drive times for this community, so neither appears here.

Buying considerations

Absorption has been extremely fast. Aldar announced on 5 March 2025 that the first phase had sold out at launch, generating AED 5 billion. Cassia Villas is reported sold out; Ravenna and Moringa were still showing off-plan availability at review. Establish which of the three you are being offered and whether it is developer stock or resale.

All three releases share the same payment structure: 10% at launch, 55% during construction and 35% at handover. A 35% handover tranche on a Moringa mansion is more than AED 13 million falling due in one quarter, which is a planning question rather than a financing one given the 50% off-plan mortgage cap.

Handover across every release falls in 2029. There is no earlier option within this community, so if delivery timing matters, compare against Athlon at a reported Q2 2028 or The Valley from Q2 2027.
