Sobha Realty sells villas in Dubai across four communities: Sobha Sanctuary in Dubailand, which is the only one with substantial developer stock; Sobha Elwood, also off Al Ain Road; and Sobha Reserve and Sobha Estates, both of which Sobha's own inventory pages now show as sold out. Three further Sobha products are commonly sold as villas and are not: Golf Ridges is a villament, Sobha Garden Houses are townhouses, and The Woods at Sanctuary is apartments.

Three Sobha products that are sold as villas and are not
Golf Ridges at Sobha One is described by Sobha in its own words as exclusive villaments, which Sobha defines as a hybrid between villas and apartments. The homes have private lifts and direct parking, which is to say they are vertically stacked. Sobha files Sobha One under apartments and villaments in its own community taxonomy, never under villas. Several brokerages list Golf Ridges under villas anyway.
Sobha Garden Houses at Sobha Hartland are classified by Sobha itself under townhouses. Any description of Hartland as an all-villa community is wrong.
The Woods at Sobha Sanctuary is an apartment collection, in Abode, Serenity and Retreat variants, from around AED 1.00 million. It carries the Sanctuary name and it is not villa stock.
One more caution. Sobha's own page titled Villas for Sale in Dubai includes The Terraces and The Orchard, both at Sobha City in Abu Dhabi, and Coral Beach Villas and Palm Grove Villas, both on Siniya Island in Umm Al Quwain. Four of the nine entries on Sobha's Dubai villa page are not in Dubai.
The question Sobha has not answered about Sanctuary
Sobha calls all four Sanctuary collections villas. There is reason to look harder at three of them.
Sobha reserves the word independent for The Grove alone, describing it as luxury independent villas. Willows, Greens and Brooks do not carry that word. A third-party sales site publishes plot areas of 1,731 to 2,984 sq ft for The Willows against built-up areas of 2,459 to 3,430 sq ft; a plot smaller than the floor area over two or more storeys is the geometry of an attached home, not a detached one. One portal types The Willows as villas and townhouses.
Sobha publishes no plot sizes and no site plan for any Sanctuary collection, so the question cannot be settled from the developer's own material. We are not going to call these detached villas on that basis, and we would not advise anyone else to. Ask for the floor plan and the plot record before you accept the word villa here.
There is a second oddity. Willows, Greens and Brooks publish an identical four-bedroom type schedule of 2,520.91, 2,459.02, 3,430.24 and 3,328.74 sq ft, and yet start at AED 4.00 million, AED 4.07 million and AED 7.29 million respectively. An eighty per cent price gap across identical floor areas means either the schedule is a shared template error or plot size is doing all the work, and Sobha publishes no plot sizes.
What Sobha publishes, and what it withholds
Sobha is better than most Dubai developers on unit sizes: it publishes type-by-type built-up areas for Sanctuary, Reserve, Estates and Elwood. It publishes starting prices for its live collections. It publishes a corporate delivery record, and in July 2026 it published a 2026 handover pipeline of 6,819 units worth around AED 21.6 billion across Sobha Hartland, Sobha Hartland II, Sobha Reserve, Sobha One and Verde.
What it does not publish is a payment plan for any Sanctuary villa collection, plot sizes for anything, project-level construction progress, or a completed-handover log. The progress percentages that circulate for Sobha projects come from a single brokerage newsletter, not from Sobha, which is why none appear on this site.
It also does not publish a freehold statement for most of its villa product. Sobha Reserve is the exception and states plainly that buyers from anywhere in the world may take complete ownership indefinitely. For Sanctuary, Elwood, Estates and the Hartland villas, freehold is a portal claim. Confirm it in the sale documents.
And no Sobha Dubai villa project has a published ROI, rental yield or appreciation figure from any source we would rely on. Any such number you encounter has been made up somewhere along the chain.
Buying considerations, project by project
Sanctuary is where the developer stock is. The Willows at AED 4.00 million and The Greens at AED 4.07 million are the reachable entry points; The Brooks starts at AED 7.29 million and The Grove at AED 9.33 million. Sobha publishes TBA for Willows handover and the DLD register carries Q3 2029 for the first three collections and Q4 2029 for The Grove.
Elwood is genuinely disputed. Sobha still lists it with a live price from AED 9.92 million and states a June 2027 handover. One portal marks it sold out and gives Q2 2028. A separate, older Sobha landing page still shows AED 7.9 million against the main page's AED 9.92 million. Ask Sobha which is current before you do anything else.
Reserve and Estates are resale markets. Sobha's own inventory pages for both return no properties available. At Estates, the launch price of around AED 23 million and the current resale asking of around AED 30 million are thirty per cent apart and are not the same thing; recorded transactions there have ranged from roughly AED 18 million to AED 65 million, so ask what comparable units actually traded at rather than what one is listed at.
One factual correction worth carrying: Sobha Reserve is not ready. One portal flags it as ready while a brokerage progress note put it at roughly seventy per cent complete in early 2026, and Sobha itself placed it in the 2026 handover pipeline rather than the delivered column.

Scale and availability. Reserve is 3.47 million sq ft, all villas, four and five bedrooms, delivering in 2026 and sold out at developer level. Sanctuary is ten times larger, mostly apartments, four to six bedrooms, delivering from 2029, and still selling.
Does Sobha offer 4, 5 and 6-bedroom villas?
Yes. Four bedrooms at Sanctuary, Reserve, Elwood and the Hartland villas. Five at all of those plus Estates. Six at Sanctuary's Grove collection, Elwood and Estates. Sobha offers nothing at seven bedrooms anywhere in Dubai.
What payment plans does Sobha offer on its villas?
Sobha publishes none for any Sanctuary collection, and none that we could find for Elwood. Two incompatible unofficial plans circulate for Sanctuary, a 10/50/40 and a 10/30/60. Neither is Sobha's. Request the schedule in writing.
