What changes at AED 5 million
The classification changes. Of the releases that qualify in this band, all but two are detached villas. Compare that with the sub-AED-3-million band, where not one qualifying release is detached, and the middle band, where the detached product is largely resale. The word villa starts meaning what a buyer assumes it means at around this price, and not before.
The choice changes too. Eleven communities and nine developers have product here, which is the widest spread of any band on this site. Emaar alone offers The Oasis, The Valley, Grand Polo and The Heights within it. Meraas, Aldar, Nakheel, Sobha, Arada, Dar Global and wasl are all present.
And the plots change. We cannot prove that with published figures, because no Dubai developer publishes plot sizes, but the published built-up areas move from the 2,200 to 3,400 sq ft range that characterises the townhouse bands into 4,000 to 9,000 sq ft. That is a different kind of home.
Reading the band, million by million
Between AED 5 and 6 million the qualifying releases are Cassia Villas at The Wilds, Jouri Hills at Jumeirah Golf Estates, Montura 2 at Grand Polo, Pinewood at Jumeirah Golf Estates, and the semi-detached tier at Bay Villas. Two of those five are not detached: Pinewood is townhouse product on wasl's own page title, and Bay Villas semi-detached is what its name says.
Between 6 and 8 million the band fills out with Emaar's Grand Polo and Heights releases, The Acres Phase 3, DG Villas at Jumeirah Golf Estates, and Sobha's Brooks collection. This is the deepest part of the band and it is almost entirely detached developer stock.
Between 8 and 10 million you reach Palmiera and its second and third phases at The Oasis, Chevalia Estate at Grand Polo, Ravenna Residences at The Wilds, Nad Al Sheba Gardens phase 9, Sobha's Grove collection, and the entry to District One West.
One caution that applies throughout: the figure shown is the release floor, which buys the smallest unit in the release. A community appearing at AED 6.2 million may have nothing at that price in the configuration you want.
What this budget does not reach
It does not reach sea frontage. The only Dubai villa product with a stated beach right is on Palm Jebel Ali, and the published entry there is around AED 18 million. Anything sold to you as beachfront in this band is an engineered lagoon, a canal, or a view.
It does not reach golf frontage either, but neither does any budget: no developer at Jumeirah Golf Estates states that a villa plot meets a course, and the one genuine frontage claim in Dubai, at DAMAC's Trump Estates, carries no published price at all.
It reaches the bottom of the estate market rather than the middle of it. District One West enters this band at AED 10 million, and the mansion product at The Acres Estates, Lavita and the Palm Jebel Ali collections all sit well above it.
What it does reach, comfortably, is a detached four or five-bedroom villa from a major developer in an established or credible community, with a real payment plan and a handover date on the public register. For most buyers that is the whole question.
