How We Verify Project Information
Every figure on this site carries one of three states, and the state is applied in code rather than left to editorial judgement. This page explains what each one means and what we do when sources disagree.
The three states
Verified
The developer states it on its own website, in its own brochure or in its own press release, or it comes from the Dubai Land Department or RERA. This is the only state in which a figure is presented without qualification.
Indicative
Two or more independent market sources agree on it, and the developer has not published it. These figures appear with an explicit flag. They are useful for orientation and they are not a basis for a booking decision.
Withheld
Nobody credible has published it. We show a request prompt rather than an estimate. We do not fill a gap with a plausible number, and we do not average two conflicting numbers into a third that nobody has ever stated.
What we do when sources conflict
We publish the conflict. Where a developer contradicts a portal, the developer wins and the portal figure is named. Where a developer contradicts itself, which happens more often than the market admits, we show both figures and say which pages they came from. Where a date has moved, the original and the current date both appear rather than the newer one silently replacing the older.
Construction progress is the clearest example. Nakheel publishes its own percentage alongside RERA’s, each with a separate inspection date, and the two rarely match. We never average them: the developer counts against its construction programme, RERA verifies against the escrow-linked milestone schedule, and the difference is information rather than noise.
Source hierarchy
In order: the developer’s own site, brochure or press release, and the Dubai Land Department or RERA. Then DLD-derived databases and the major property portals. Then brokerage summaries, which never override a developer on handover, property type, price type or payment plan.
What we will not publish
- Rental yield, return on investment or price-appreciation figures for any property, because reliable forward-looking numbers for a specific off-plan villa do not exist.
- A price, handover date, unit count or plot size that nobody has published.
- A townhouse or twin villa described as a villa without saying so.
- A resale asking price presented as a developer price.
- Guaranteed returns, artificial scarcity or best-investment claims.
Classification
Beyond the three states, several classifications are applied consistently across the site: villa subtype, from detached to twin villa to townhouse; sale type, developer stock or resale; price type, launch price, current developer price or resale asking; water relationship, from sea frontage through engineered lagoon to a view; golf relationship, from stated frontage to simply being inside a golf community; and a luxury tier earned by counting published signals rather than by price.
Freshness
Every page carries a last-verified date beside the data it describes, not as a site-wide banner. We change that date when the figures have actually been rechecked, never to manufacture freshness.
What we compare
Where a source publishes them, these are the attributes we put side by side. Where it does not, the row is left empty rather than filled with an estimate.
- Launch price vs current price
- Whether the release has already repriced, and by how much.
- AED per sq ft
- The comparable unit of measure across projects of different sizes.
- Plot size
- Land area, which drives long-term villa value more than interior finish.
- Built-up area
- Usable internal space, and how efficiently the layout uses the plot.
- Developer track record
- Delivery history, handover delays and build quality on completed phases.
- Construction progress
- How much of the payment schedule is tied to work already completed.
- Payment schedule
- Cash-flow shape through construction, at handover and afterwards.
- Expected handover
- The timeline, and how it compares with the developer's record.
- Community supply
- How many comparable villas are due to complete in the same window.
- Comparable transactions
- What similar villas nearby have actually sold for.
