Editorial and Source Policy
OffPlanVilla.com is a villa research and comparison site, not a listing portal and not a brokerage front. This page sets out how the research is produced and where our commercial interest sits, so you can weigh what you read here accordingly.
What this site is
An independent comparison layer over Dubai off-plan villa inventory. We track communities, developers and individual releases, record what each developer has published about them, and say plainly where nothing has been published at all. We hold no inventory and we are not the seller of anything on this site.
How a page gets written
Research first, page second. Every community, developer and release page starts from primary sources: the developer’s own pages and brochures, its press releases, and the Dubai Land Department and RERA records. Portal and brokerage material is read afterwards, to find claims worth testing rather than facts worth repeating.
Where a claim in circulation does not survive that check, we say so on the page rather than quietly omitting it. Several of the site’s most useful sentences are negative findings.
Commercial disclosure
The site is free to read and carries a shortlist enquiry form. If you ask us to check a release, we may introduce you to a developer or an agent, and a commission may be payable to us on a completed transaction. That arrangement does not change how a page is written: no developer pays for placement, for a classification, or for a figure to be presented more favourably than the evidence supports.
No developer, agency or portal reviews a page before it is published, and none has editorial approval over anything on this site.
Authorship
Pages are researched and maintained by the OffPlanVilla.com research desk. We do not attach invented author names or fabricated credentials to research, and we do not present staff as licensed advisers. Nothing here is financial, investment, legal or tax advice.

Every research page lists the primary sources behind it and the date its figures were last checked. The rules that govern which source wins are set out in the verification methodology.
Corrections
