What is Expo City Dubai?

Expo City Dubai is the permanent district built on the Expo 2020 site, governed by the Expo City Dubai Authority under Law No. 14 of 2022. Its villa product sits in one residential district, Expo Valley: 532 homes in total, of which 40 are standalone Maha Villas, 192 are Yasmina duets that the developer itself calls semi-detached homes, and 300 are Shamsa townhouses. All three are sold out from the developer; what remains available from Expo City today is apartments.

Expo City Dubai is a master-planned villa community in Dubai, United Arab Emirates.

Press coverage and portals describe Expo Valley as freehold, and the master developer is quoted saying Emiratis, expatriates and non-resident investors can buy. Expo City Dubai itself states nothing about freehold on its own site, and Law No. 14 of 2022, which established the Expo City Dubai Authority, does not address freehold in real property. Treat tenure as unconfirmed.

  • 40 standalone villas, not 532 Only Maha Villas are described by the developer as stand-alone villas. Yasmina is semi-detached and Shamsa is townhouses, in the developer's own words.
  • Nobody states it is freehold Press and portals say freehold. Expo City Dubai does not say it anywhere on its own site, and the law that created the Expo City Dubai Authority does not grant or mention freehold in real property.
  • Al Waha and Sidr are not villas Both are apartment residences elsewhere in Expo City, frequently listed alongside the villa releases. Expo City's own release groups them with Mangrove and Sky as residences.
  • No certification claim for the villas Expo City claims 60 per cent green areas for Expo Valley. It makes no LEED, WELL or Estidama claim about Maha, Yasmina or Shamsa, and site-level certifications do not transfer to individual homes.
  • Yasmina carried a 50 per cent post-handover plan Property Finder reports half the price falling due after handover, which is unusually long. The developer does not publish the plan itself.

Expo City, Expo Valley, and what is actually a villa

Expo City Dubai is the district; Expo Valley is the residential neighbourhood inside it where the villa product sits. Expo City files Expo Valley under its own Expo Living section alongside its apartment residences, and describes a wider residential programme eventually housing 35,000 people.

Expo Valley holds 532 homes across three releases, and only one of them is standalone. Maha Villas are, in Expo City's own press release, stand-alone villas in Expo Valley, five-bedroom only, on plots of 7,537 to 13,261 sq ft with a private pool and underground parking. That is 40 homes.

Yasmina Villas carry the word villa in the product name, but Expo City's own launch release calls them semi-detached homes, and Gulf News and Bayut both describe duets. Expo City's own Expo Living index labels the release Villas and Townhouses. At 192 homes, this is the bulk of what people mean when they say Expo City villas, and it is not standalone product.

Shamsa Townhouses, at 300 homes, is named honestly and we treat it as townhouse product. Al Waha and Sidr are apartment residences elsewhere in Expo City and do not belong in a villa search at all, despite frequently appearing in one.

The two portal errors worth knowing about

Property Finder lists Maha Villas as a one-bedroom villa on its Expo City index. Expo City's own release says five-bedroom only, with no other configuration. Anyone filtering by bedroom count on that portal will either miss Maha entirely or find it in the wrong bucket.

Property Finder also carries an entry called Expo City Valley at three to five bedrooms from AED 34 million with 42 per cent construction progress. It matches no project Expo City has ever named, and we do not treat it as a real release.

A third quirk: Property Finder marks the parent Expo Valley Views entry sold out while its four sub-releases, Ghadeer, Roudah, Mahra and Dana, show developer stock with Q4 2029 handovers. Those are apartments, so they fall outside this site, but the taxonomy confusion is worth knowing if you are searching there.

Who Expo City Dubai suits

The buyer who wants a genuinely standalone home

Forty Maha Villas, five bedrooms, plots from 7,537 sq ft, and that is the entire standalone supply at Expo City. All of it is resale. If the plot matters to you, Maha is the only release here that qualifies.

The buyer comparing against Dubai South

Expo City sits next to Dubai South and the two are routinely shortlisted together. Dubai South has far more villa supply, multiple developers and live developer stock; Expo City has 40 standalone villas and none available from the developer.

The buyer who cares about tenure

This is the community where we would press hardest on the title deed. Everyone repeats that Expo City is freehold and the developer has never said it, which is a gap worth closing before you commit.

Are Yasmina Villas standalone villas?

No. Expo City Dubai's own launch release calls them semi-detached homes, Gulf News describes them as duets, Bayut counts 192 duet villas, and Expo City's own index labels the release Villas and Townhouses. They are sold under a villa name but they are semi-detached.

How many standalone villas are there at Expo City?
