Its villa product is sold in four collections: The Willows, The Greens, The Brooks and The Grove, at four to six bedrooms and from AED 4.00 million. First handover is stated as Q3 2029.

Sobha Sanctuary is a Sobha Realty master-planned mixed-use community in Dubai, United Arab Emirates.

Marketed as freehold. Sobha's own pages reviewed do not state the designation, so confirm tenure in the sale documents.

  • It is not a villa-only community At full buildout Sobha Sanctuary is reported at roughly 20,000 units: about 18,000 apartments and about 2,000 villas. The 2,200-residence villa-only figure circulating on one portal is contradicted by three press sources.
  • Four villa collections, not three The Willows, The Greens, The Brooks and The Grove. The Woods is an apartment collection and is excluded here.
  • No lagoon Sobha Sanctuary has no lagoon. The lagoons belong to Sobha Hartland 2, a different community.
  • No published payment plan Sobha has not published one. A 10/50/40 plan with a December 2031 completion appears on a third-party sales site and contradicts Sobha's own 2029 handover, so we do not print it.

The four villa collections

The Willows is the entry point: four-bedroom villas of 2,459.02 to 3,430.24 sq ft, from AED 4.00 million. The Greens covers four and five bedrooms, with four-bedroom units in the same size band as The Willows and five-bedroom units at 4,106.75 sq ft, priced from AED 4.07 million to AED 7.35 million.

The Brooks uses the same four and five-bedroom size bands but starts materially higher, from AED 7.29 million. The Grove is the top collection: four to six bedrooms at 4,905 to 4,985 sq ft for four-bedroom, 5,792 to 5,813 sq ft for five-bedroom and 7,191 sq ft for six-bedroom, priced from AED 9.33 million to AED 14.02 million.

A fifth name, The Woods, appears alongside these. It is an apartment collection and does not belong in a villa comparison. Sobha has not published plot sizes for any of the villa collections, only built-up areas, so you cannot yet compare land holdings across the four.

What the masterplan actually is

One portal describes Sobha Sanctuary as a villa community of 2,200 residences. Three press sources describe something quite different: roughly 20,000 units at full buildout, of which around 18,000 are apartments and around 2,000 are villas. On a 37.5 million sq ft site with an AED 50 billion gross development value, the larger figure is the one that is internally consistent.

That distinction matters for a villa buyer. You are buying into a masterplan whose eventual character will be set by apartment density, not by villa plots, and the villa collections are a minority product within it. That is not a criticism, but it is a different proposition from a community like Grand Polo Club or The Wilds.

The published amenity programme is substantial: a destination park of roughly 800,000 sq ft, more than 50,000 trees, 50% open space, a six-kilometre Leisure Loop and a nine-kilometre Wellness Loop, four green corridors, two international schools and a hospital.

There is no lagoon. Sobha does build lagoons, but at Hartland 2, which is a separate community in Mohammed Bin Rashid City. Copy that gives Sanctuary a lagoon has imported it from the wrong project.

Handover, payment and the dates that disagree

Sobha states a first handover of Q3 2029, and its aggregate villas page gives 2029 for the villa collections. A third-party sales site publishes a payment plan of 10% at booking, 50% during construction and 40% at handover, with a completion date of December 2031.

Those two things cannot both be right, and only one of them comes from the developer. We do not print the payment plan, because publishing a schedule tied to a completion date the developer contradicts would be worse than publishing nothing. Ask Sobha for the plan in writing against the specific collection.

Sobha Sanctuary should also not be confused with Sobha Reserve, which is an earlier and entirely separate all-villa community in Wadi Al Safa 2: 3.47 million sq ft, more than 300 villas, an AED 2.8 billion value, four and five bedrooms at roughly 4,983 to 5,813 sq ft, handing over Q2 2026 and now developer sold out.

The four-bedroom buyer at AED 4M

The Willows opens the community at AED 4.00 million for 2,459 to 3,430 sq ft, a published Sobha price rather than a market estimate.

The six-bedroom buyer

The Grove is the only collection here reaching six bedrooms, at 7,191 sq ft and up to AED 14.02 million.

The amenity-led buyer

An 800,000 sq ft park, 15 km of loops, two international schools and a hospital, all inside the masterplan.

The buyer who wants villa-only

This is not that. Roughly nine in ten homes at full buildout are apartments. Sobha Reserve is the villa-only alternative in the same portfolio.
