Which clusters are villas

Haven is divided into named clusters, and the type is not obvious from the name. Sanctuary and Serenity are the villa clusters, at three to six bedrooms, with roughly 127 and 153 units respectively. Falls, Ferns, Oasis and Glade are townhouse clusters at three and four bedrooms. Tranquility is named by Aldar but its product type is not confirmed in the material reviewed, so we do not classify it.

Verdes by Haven is a separate matter. It launched on 11 July 2024 and it is an apartment release at one to three bedrooms, from AED 990,000. It carries the Haven name and sits inside the masterplan, but it is not villa stock and it is excluded from every comparison on this page. If a listing quotes you AED 990,000 for Haven, it is quoting the apartments.

The practical effect is that the AED 2.3 to 2.5 million entry figures you will see reported for Haven attach to townhouses. Villas start higher: three-bedroom villas have been reported at AED 3.15 to 3.5 million and the range runs to around AED 6.9 million. These are market-sourced ranges rather than an Aldar price list, which is why they carry the indicative flag.

Where Haven actually is

Haven sits in Dubai Land Residence Complex, known as DLRC, within Dubailand, on Emirates Road opposite Al Habtoor Polo Resort. A number of listings place Haven in Al Rashidiya. That is a different part of Dubai entirely and the claim does not survive checking against Aldar's own material.

Aldar does not publish drive times for Haven in the material reviewed, so this page shows none. Journey times you see quoted on portals are calculated from an unstated starting point at an unstated hour, and in Dubai that difference is the whole answer.

On the amenity side, one detail is worth correcting because it appears in a lot of copy: there is no wadi at Haven. The verified water feature is a tranquility pool. The community holds a Fitwel 3-Star rating, described as the first in the MENA region, and a LEED Cities and Communities Gold pre-certification.

Buying into a sold-out community

Aldar announced on 1 November 2023 that the first two phases had sold out, generating AED 3.1 billion. Property Finder currently shows Aldar's own inventory as sold out with 387 resale units listed. So in practice this is a resale market, and that changes three things.

First, the price you pay is an asking price set by a private seller, not a developer price, and it is not comparable to the launch figures above. Second, you inherit a payment schedule part-way through: the plan reported at Haven is 5% at booking, 55% during construction and 40% at handover, and what remains of that 40% is yours. A single portal also reports an Elite Haven tier at 70/30; we have not been able to corroborate that against Aldar, so treat it as unconfirmed.

Third, you take on the assignment mechanics. Confirm with Aldar what proportion must be paid before a transfer is permitted, what the transfer fee is, and whether the original buyer is current on the schedule. None of that is visible from a listing.

Construction started in Q2 2024 and Aldar states handover as Q3 2027. Property Finder shows Q4 2027 for some units. A one-quarter difference is normal drift between a developer statement and a portal, but ask which applies to the specific unit rather than to the community.

Developer stock is gone. If you are comfortable with assignment mechanics and an inherited schedule, the inventory exists.
