The fourth bedroom costs 399 sq ft, a 13 per cent step up in area. That is a tight increment: the extra room is added without much else growing around it, so the living space is close to the three-bedroom's. Buyers who want the fourth bedroom for space rather than for a person should look at the five-bed instead.

This is where the release changes character. The jump from four to five bedrooms adds 1,076 sq ft, nearly three times the previous increment, so the fifth bedroom arrives with genuinely more house around it. At 4,445 sq ft it is the only Cassia layout that competes with the larger villa product in Dubai South and The Valley on floor area.

What Aldar Cassia Villas actually is

The opening villa release in Aldar's first Dubai nature-led masterplan, and the cheapest way into it.

Cassia Villas is the entry release at The Wilds, Aldar's Dubailand masterplan built around retained native planting rather than lawns and lagoons. Three villa sizes were offered, three, four and five bedrooms, at 2,970, 3,369 and 4,445 sq ft. The three-bedroom carried a launch price of AED 5.1 million, which put Cassia at the accessible end of Dubai's standalone villa market at the time it released.

Two details in Aldar's own description do more work than the headline. Every villa includes a driver's room and what Aldar calls a spacious service quarter. In a 2,970 sq ft three-bedroom that is a deliberate allocation: staff accommodation is usually the first thing cut at this size, and its inclusion tells you the release is aimed at resident families running a household rather than at investors chasing the lowest entry ticket.

The second is the bathroom count. Four bathrooms on a three-bedroom, five on a four-bedroom, six on a five-bedroom. That is one more than the bedroom count at every size, so each bedroom can be en suite with a guest WC remaining. Villas in this price band frequently share a family bathroom between two bedrooms; Cassia does not.

What Cassia is not is available from Aldar. The developer has sold out of this release and 48 units are listed for resale. Anything you buy here now is a transfer of somebody else's contract, at a price they set, on the instalment schedule they signed. That is a different transaction from the one the launch price describes, and the section on payment below sets out why.

Cassia Villas prices, and what AED 5.1 million was buying

The launch figure only means something once you divide it by the floor area and set it beside the alternatives.

AED 5,100,000 for 2,970 sq ft works out at roughly AED 1,717 per sq ft. That is our own calculation from the two published figures, not a number Aldar states, but it is the only way to compare this release with anything else. At that rate Cassia launched below the standalone villa product in Emaar's Dubai communities and well below the mansion tier, while sitting above the townhouse-led releases that dominate the sub-AED 4 million bracket.

The important qualification is that AED 1,717 per sq ft buys built-up area here, not land. No plot size is published for any Cassia layout, by Aldar or by any portal we checked. Two villas of identical floor area on very different plots are not the same asset, and in a community whose entire proposition is retained native landscape, the plot is arguably the point. Ask for the plot figure in writing before you commit to a unit.

Prices for the four and five-bedroom layouts were never separately published. Anyone quoting you one is either reading from a seller's asking price or estimating from the three-bedroom rate. We show those as on request rather than carry an inferred number, because the step from four to five bedrooms adds 1,076 sq ft and no single rate survives a jump that size.

Since the developer is sold out, the live number is the resale asking price across 48 listed units, not the launch price. Expect a spread: early buyers who are four years from handover price differently from those who bought recently, and a resale here carries the full 4 per cent Dubai Land Department transfer fee with no developer waiver attached.

A 10/55/35 split across a four-year build is a genuinely long runway. Here is what it costs and when.

The structure is 10 per cent at booking, 55 per cent through construction and 35 per cent on handover. On the three-bedroom at its AED 5.1 million launch price that is AED 510,000 to reserve, about AED 2,805,000 spread through the build, and AED 1,785,000 falling due at completion. Those are our arithmetic on the published percentages, not figures Aldar states.

Construction started on 13 March 2025 and completion is given as Q2 2029. That is roughly fifty-one months of build. Spreading 55 per cent of the price across that period is what makes this plan unusually gentle: the construction-linked portion works out at somewhere near AED 55,000 a month on the three-bedroom, against plans elsewhere that compress the same share into two years.

The trade is the 35 per cent at handover. That is a large single payment, and it lands in 2029 rather than now. Anyone intending to mortgage it is underwriting against a valuation four years away and rates nobody can quote today. Buyers who want less at the end should be looking at post-handover plans, which this release does not offer.

None of this survives intact on a resale, and that is the part most listings gloss over. Buying an assignment means paying the seller everything they have already put in, plus their premium, then inheriting the remaining instalments on Aldar's original schedule. Your cash at signing is therefore far above 10 per cent, while your obligation at handover is unchanged. Establish exactly how many instalments have been paid before you agree a price.

Cassia Villas handover: Q2 2029, and what that date rests on

Four years of build from a confirmed start. Long, but for once the timeline is anchored to something.

Completion is stated as June 2029, or Q2 2029. Aldar publishes no handover date on its own villas page, so this comes from the developer project listing rather than from Aldar directly, and we label it accordingly rather than presenting it as a developer commitment.

What gives the date more weight than most is the construction start: 13 March 2025, a specific day rather than a quarter. A stated start plus a stated finish is a fifty-one month programme, which is a realistic villa build rather than the compressed schedule that turns into a slipped handover two years later. Cassia is not a release where the timeline looks optimistic on its face.

Four years still carries ordinary off-plan exposure, and it should be priced as such. You are committing now to a home delivered into a 2029 market, and the 35 per cent handover payment lands in that same year. The compensation is the payment runway: very little of the money is due early, so the cost of waiting is mostly opportunity cost rather than cash.

We hold no Dubai Land Department construction percentage for this project, so we publish none. If you want progress verified rather than asserted, the escrow and completion figures on the DLD project record are the place to look, and we can pull them as part of a resale check.

The developer

Aldar in Dubai, and why The Wilds matters to it

Abu Dhabi's largest listed developer building on someone else's home turf, with a reputation to establish.

Aldar Properties is Abu Dhabi's largest listed developer and a relatively recent entrant to Dubai villa development. The Wilds sits alongside Haven and Athlon in a small Dubai portfolio, which is a different proposition from buying into a developer's tenth community on land it has been delivering for twenty years.

Read that both ways. A developer establishing itself in a new market has strong reason to deliver its early communities well, and Aldar arrives with a substantial delivery record behind it rather than as a first-time builder. Against that, its Dubai handover history is short, so there is less local evidence to judge a 2029 date against than there would be for Emaar or Nakheel.

What Aldar publishes about The Wilds is thin. Its villas page carries no price, no size, no plot, no payment plan and no completion date, only the description of 3 to 5-bed villas and residences with a driver's room and service quarter, plus The Nest Signature Pavilion and a private park. Every hard number on this page therefore comes from the developer project listing rather than from Aldar itself, and we label it that way throughout.

The positioning is coherent, which is not always true of Dubai launches. The Wilds sells retained native landscape, bird-watching and stargazing rather than a lagoon and a beach club, and Cassia's specification follows through with staff accommodation and bathroom counts aimed at families who intend to live there. It is a residential product, not an investment product wearing residential clothing.

The community

The Wilds by Aldar: what surrounds a Cassia villa

The amenity list is long. Which parts of it are Aldar's own claims is the useful distinction.

Aldar names two things itself: The Nest Signature Pavilion and a private park, set against what it describes as living amidst local wildlife and lush greenery. That is the spine of the community and the reason the villas are configured for indoor-outdoor living.

The wider amenity list circulating for The Wilds is longer, and comes from the project listing rather than from Aldar: a yoga and meditation deck, fitness centre, wellness spa, cycling tracks and sports courts, landscaped gardens, bird-watching areas and stargazing spots, an infinity pool, a kids play area, restaurants, a supermarket and a healthcare centre. Treat that as the marketed programme rather than a delivered schedule; amenity lists at launch and amenity lists at handover are rarely the same document.

The distinctive items are worth taking seriously even so. Bird-watching areas and stargazing spots only work if the landscape and the lighting design actually support them, which implies constraints on density and on street lighting that a buyer would feel daily. Those are the amenities to ask about in writing, because they are the ones that shape the community rather than decorate it.

Cassia is the entry release, so it sits at the accessible end of the masterplan. Ravenna Residences and Moringa Mansions are the larger, later product at The Wilds, and their positioning relative to Cassia's plots is not published. If proximity to the mansion tier matters to you either way, that is a plot-level question rather than a release-level one.

The family that will live in it

Staff accommodation as standard, a bathroom for every bedroom, and a community built around walking and outdoor space rather than a beach club. Cassia is specified for people who intend to occupy it, and the four-year wait is far easier to justify if you are buying a home rather than a position.

The buyer who needs a long payment runway

Ten per cent to reserve and 55 per cent spread across roughly fifty-one months is one of the gentler construction-linked schedules in the market. If your constraint is monthly outlay rather than total price, this structure does more for you than a lower headline figure on a two-year build.

Not the buyer who wants developer terms

Aldar has sold out. What is left is 48 resale listings, which means the seller's asking price, the seller's premium on everything already paid, and the full 4 per cent transfer fee with no waiver. If you came for the launch price and the launch plan, this release no longer offers either.

Not the buyer who needs the plot figure

No plot size is published for any Cassia layout by anyone. In a community whose proposition is landscape, that is a material gap. It is answerable unit by unit from the title documents, but it is not answerable from the public record, and you should not buy on an assumed plot.
