What is Sobha Reserve?

Sobha Reserve is a gated villa-only community by Sobha Realty in Wadi Al Safa 2, Dubailand, across 3.47 million square feet with over 300 villas. Sobha publishes starting prices of AED 7.7 million for a four-bedroom and AED 8.8 million for a five-bedroom, but attaches no date to them, publishes no payment plan and no handover date, and its own villa availability page returns nothing. Property Finder records the release as sold out with 84 resale properties.

Sobha Reserve is a Sobha Realty master-planned villa community in Dubai, United Arab Emirates.

Freehold, stated by Sobha Realty in its own FAQ: buyers from anywhere in the world may purchase and hold complete ownership indefinitely. This is rare. Most Dubai community pages assert freehold status that only portals have ever claimed.

Starting prices only. They represent the lowest published unit in each phase, not the price of any particular villa.

The villa schedule, from Sobha's own brochure

Sobha publishes saleable areas by type. Four-bedroom: Type A 4,991, Type B 4,983, Type C 4,998 and Type D 6,023 sq ft. Five-bedroom: Type A 5,697, Type B 5,684, Type C 5,747, Type D 5,704, Type E 6,015 and Type F 6,831 sq ft. Six-bedroom: Type A 7,140, Type B 7,025 and Type C 6,952 sq ft.

Two things follow from that list. The six-bedroom exists in Sobha's own material even though its website does not market it, so a six-bedroom listing on a portal is not a mislabel. And Sobha's own property page gives a narrower size range than its own brochure, leaving out four-bedroom Type D and five-bedroom Types E and F.

What Sobha calls saleable area is not the same as a plot. No plot area is published for any type. Listings quoting plot sizes of roughly 4,700 to 6,400 sq ft are agent-entered values, not a developer schedule, and should be verified against the title deed.

What Sobha does not publish

A payment plan. Four incompatible structures circulate: 20/70/10 and 30/50/20 on Property Finder, 60/40 across Bayut listings, and 80/20 on one brokerage. None is Sobha's. If you are offered a plan for Sobha Reserve, ask which document it comes from.

A handover date. The Q2 2026 date in circulation is portal and brokerage sourcing. Sobha states no completion date on any page we could reach, and no registry construction percentage was obtainable.

A launch price. Sobha's April 2023 launch release does not state one. The two figures in circulation, AED 8.01 million and AED 7.68 million, are both brokerage sourcing and they disagree with each other.

A date on its own prices. The AED 7.7 million and AED 8.8 million figures are Sobha's own, but the page carries no date, so we cannot tell you whether they are launch pricing or current pricing. Given that Property Finder records the release sold out, they are most useful as a historical reference point against resale asking prices of AED 7.4 million to AED 16.5 million.

Who Sobha Reserve suits

The buyer who wants one product

Sobha Reserve is villas and nothing else. No apartments, no townhouses, no mixed density. If you have been shortlisting communities where a villa sits across the road from a tower, this is the opposite of that.

The buyer who wants tenure certainty

Sobha states freehold in its own FAQ, in plain terms. Across the communities on this site, that is unusual: most freehold claims come from portals and cannot be traced to a developer or government source.

The buyer who needs a payment plan

Look elsewhere. There is no developer stock and no developer plan, and the four plans circulating on portals are not offers you can take up. A resale here is paid for on the seller's terms.

Comparison

Sobha Reserve compared with Sobha Sanctuary

Both are Sobha villa communities and buyers routinely confuse them. They are a decade and an order of magnitude apart.

Sobha Sanctuary is a masterplan with a decade ahead of it. Sobha Reserve is a finished product you buy from an owner.

How many bedrooms does Sobha Reserve offer?

Both are Sobha-published. The six-bedroom may be a later release, a limited run or withdrawn from web marketing; Sobha does not say which, so neither do we.

Sobha's own brochure contains floor plans for 6 Bedroom Types A, B and C at 6,952 to 7,140 sq ft. Its website markets the community as four and five bedroom and omits the six-bedroom from its price FAQ. Both are Sobha sources and we do not reconcile them. Six-bedroom portal listings are not mislabels: their sizes match the brochure exactly.

Is Sobha Reserve freehold?

Yes, and unusually it is Sobha itself that says so. Its FAQ states that individuals from anywhere around the globe are entitled to purchase and can get complete ownership of the property indefinitely.

What is the payment plan at Sobha Reserve?

Sobha does not publish one. At least four different structures circulate on portals and brokerage sites, and they contradict each other. There is also no developer stock left, so any plan quoted to you is not a developer offer.

When does Sobha Reserve hand over?

Sobha states no date. Portals give Q2 2026, and one of them writes it as June 2026 labelled Q1, which is internally inconsistent. No Dubai Land Department construction percentage was obtainable.

What is the plot size at Sobha Reserve?
