Where Emaar sells villas in Dubai
Emaar does not sell villas everywhere it builds. Several of its best-known addresses, including Emaar Beachfront and Dubai Creek Harbour, are apartment-led and have little or no villa product. The villa business runs through a smaller set of master communities, each with a distinct price position.

- The Oasis is the luxury masterplan, from AED 8.5 million to AED 36 million for the Lavita mansions.

How Emaar structures payment on villa launches
There is no single Emaar payment plan. Across current villa launches, market sources report 10/80/10, 10/70/20, 80/20 and 90/10 structures on different phases of the same communities. The pattern that recurs most often is roughly 10% at booking, the bulk during construction, and the remainder at handover.
Emaar publishes a full instalment schedule for only one of the villa phases reviewed here: Palmiera 3 at The Oasis. That schedule is 10% on booking, three further 10% payments on set calendar dates, four 10% payments tied to 20%, 40%, 60% and 80% construction completion, and 20% at 100% completion. It is a useful reference for the shape of an Emaar plan, but it is not transferable to another phase.
Because the plan is attached to the release rather than to the developer, the only reliable version is the one on the reservation form for your specific unit. Ask for it in writing before you pay anything.
Buying an Emaar villa: the process
A launch typically opens with a refundable expression-of-interest deposit, which converts into the first instalment once a unit is allocated. The Sales and Purchase Agreement follows, and instalments are then managed through Emaar's own buyer portal.
The 4% Dubai Land Department fee applies on top of the purchase price and is not routinely waived on off-plan villa purchases outside specific promotions. Off-plan sales are registered through the Dubai Land Department's Oqood system, and buyer payments sit in a project-specific escrow account under Dubai's escrow law.
For resale of an Emaar off-plan unit before handover, developer consent and a No Objection Certificate are part of the process, and Emaar sets its own conditions on when a unit becomes transferable. Confirm those conditions before buying if resale before completion is part of your plan.
A note on the prices shown on this page
Emaar's public project pages carry starting prices for most current launches, and those figures are used here and marked as published. Portal listings frequently show different numbers for the same phase, sometimes 2% to 10% apart, because they mix launch prices with current asking prices on resale.
Where the two disagree, this site prints Emaar's figure and flags the discrepancy rather than averaging them. Where Emaar publishes nothing, the page asks you to request the figure instead of showing a market estimate as if it were developer-confirmed.
