What the qualifying releases actually are
The releases that qualify at this budget fall into three groups. DAMAC publishes AED 2.75 million across the island communities: Bali, Seychelles, Maldives, Bora Bora, Fiji and Hawaii at DAMAC Islands, and the townhouse range at DAMAC Islands 2. In every case that figure buys a townhouse, and DAMAC does not claim otherwise in its unit codes.
Emaar sits just above, with Rivana at The Valley from AED 2.8 million. Rivana is a twin villa: it shares one wall. Aldar's Theon townhouses at Athlon are also AED 2.8 million.
The lowest figure on the page, at South Bay in Dubai South, is a 2022 launch price for the townhouse product in a phase that was delivered in 2025. It is resale only and that launch price is historical. Haven's townhouse clusters appear at AED 2.3 million as a resale asking price, since Aldar's developer stock there is sold out.
Why detached villas do not reach this price
A detached villa needs a plot that wraps the building on four sides, plus the road frontage, setbacks and infrastructure that go with it. Land at that density is the cost driver, not the house. Dubai's villa communities are built where land allows that density, and the arithmetic does not produce a detached home below AED 3 million at current land values.
What developers do instead is build attached homes at villa specification: villa-quality finishes, private gardens, community amenities, four to six bedrooms. A five-bedroom townhouse at DAMAC Islands 2 is 3,158 sq ft of built-up area. That is a substantial family home. It is just not detached, and the marketing rarely leads with that.
If a detached villa is the requirement rather than the preference, the honest answer at this budget is to widen it. The lowest published price for a detached three-bedroom villa in our inventory is a resale asking price at Haven by Aldar, above AED 3 million. Developer-sold detached product starts higher again.
What to check before you buy at this level
Ask for the unit code, not the community name. DAMAC's codes tell you exactly what you are getting: DSTH-M1 is a mid townhouse, DSTW is a twin villa, DS-V45 is the detached one. A community brochure will show you all three.
Check the handover horizon against your own timeline. Much of the sub-AED-3-million inventory here hands over in 2030, which is a long hold from a 2026 purchase, with progress currently near zero on the newest releases.
And check whether the price you are quoted is a developer price or a resale asking price. Two of the releases on this page are resale only, and a resale carries an inherited payment schedule, an assignment fee and whatever the seller thinks the unit is worth.
