Read the price column carefully on this page
A release appears on this page when six bedrooms falls inside the range it offers. The price shown for that release is its lowest published figure, and in almost every case that figure buys the smallest unit in the release, not the six-bedroom.
That is why a community can show an entry price in the low millions on this list and still have no six-bedroom home available anywhere near it. Where a developer publishes a price specifically for the six-bedroom typology, it appears on that project page. Where it does not, treat the release floor as a floor and nothing more.
This is the single most common way a bedroom filter misleads, on this site or any other, and we would rather explain it than quietly let the number do the work.
The two six-bedroom markets
At the top, six bedrooms means genuine mansion product. Sobha Sanctuary's Grove collection publishes a 7,191 sq ft six-bedroom from AED 9.33 million. Nad Al Sheba Gardens runs from roughly AED 9.5 to 12 million. The Acres Phase 2 and The Acres Estates sit around AED 14 to 14.5 million. Emaar's Mareva, Mirage and the branded Address and Palace villas at The Oasis run from roughly AED 13 million, with Lavita at AED 36 million. Moringa Mansions at The Wilds is AED 39 million. Palm Jebel Ali's Beach Collection starts around AED 18 million.
At the other end, roughly a third of six-bedroom releases here are attached. DAMAC builds six and seven-bedroom townhouse tiers at Bali, Seychelles, Maldives, Bora Bora, Fiji and Hawaii, all published from AED 2.75 million. That is a real six-bedroom home. It is not a mansion, and the price difference is telling you exactly that.
DAMAC Islands 2 is worth a separate note. Its only confirmed detached villa is a six-bedroom of 6,276 sq ft, and DAMAC has not published a price for it, describing it instead as very limited units. That is why the card shows a request rather than a figure.
What to ask at six bedrooms
At this size the plot matters more than the built-up area, and plot size is the figure Dubai developers publish least often. Sobha publishes built-up areas for all four Sanctuary collections and no plot sizes at all. Ask for the plot area in square feet and the setbacks on each side.
Ask which staff accommodation is included, because a six-bedroom villa with a maid's room and a driver's room is a different specification from one with neither, and the bedroom count does not distinguish them.
And at these values, ask for the payment schedule as a dated table rather than a headline ratio. A 40% handover tranche on a AED 14 million villa is AED 5.6 million falling due in one quarter, and off-plan mortgages in the UAE are capped at 50% loan-to-value.
