Where Meraas villa product actually is
Meraas is best known in Dubai for destination assets rather than for villas, so it is worth being precise about the villa portfolio. There are two communities. The Acres sits in Dubailand and is built around multiple engineered swimmable lagoons, with three villa phases and a separate upper tier marketed as The Acres Estates. Nad Al Sheba Gardens is a lower-density community much closer to the city, released in numbered phases.
Both sit inside Dubai Holding Real Estate. Since March 2024 Nakheel has sat there too, so Meraas, Nakheel and the Aldar joint venture all now trace back to the same parent, which is worth knowing when a broker describes two of them as competing bids for the same buyer.
The Acres Estates should not be treated as a phase of The Acres. It is priced and built separately: the April 2026 contract award split it out with its own contractor and its own villa count.
Reading Meraas by its contract awards
Meraas does not publish construction progress percentages, and it does not publish a group sales total. What it does publish, through Dubai Holding, is contract awards, and those are more informative than they look.
On 30 April 2026 Meraas awarded AED 2.4 billion of construction contracts covering 557 villas: 371 at The Acres to UNEC, and 186 at The Acres Estates to GCC Contracting. An awarded main contract is a meaningful milestone, because it means the release has moved past design and procurement into build.
Earlier, on 21 May 2025, Meraas announced a contract worth more than AED 690 million for Phase 4 of Nad Al Sheba Gardens, awarded to Bhatia General Contracting, with handover stated as Q1 2027. And The Acres Phase 1, now sold out and trading on resale, was built under an AED 1.9 billion contract covering 642 villas.
What none of this tells you is the price of a specific unit, and Meraas does not publish per-typology price lists. Prices on this site for Meraas releases are market-sourced unless a Meraas or Dubai Holding page states them.
Two cautions specific to Meraas
The first concerns phase naming. Meraas has described more than one release at The Acres as a final phase. When a developer says final twice, the word has stopped carrying information, and a purchase decision made on scarcity grounds deserves a second look.
The second concerns water. The Acres is marketed heavily on its lagoons, and they are real, but they are engineered water bodies within the masterplan and Meraas has not disclosed how many there are or which villa plots front them. A lagoon view and lagoon frontage are different products at different prices. Ask for the plot plan, not the render.
