Who is building it, and under what name

Palm Jebel Ali is a Nakheel development. In March 2024 Nakheel and Meydan were incorporated as subsidiaries into Dubai Holding Group, their boards were dissolved, and their portfolios continued unchanged. Nakheel's more recent releases describe the developer as "Nakheel (Dubai Holding Real Estate)". Both names refer to the same entity behind this project.

The published scale figures are unusually well documented for a Dubai project. Nakheel states 16 fronds across seven islands, 120 km of coastline of which more than 90 km is beachfront, and describes the island as twice the size of Palm Jumeirah with over 100 km of added coastline. Nakheel has not published a land area figure, so none appears here.

The two collections

The Beach Collection covers five and six-bedroom villas with built-up areas reported between roughly 7,316 and 8,500 sq ft. The Coral Collection is the larger product, at seven bedrooms and roughly 11,222 to 12,500 sq ft. Both were opened for booking in early December 2025, and both have been marketed on a 20% at launch, 60% during construction, 20% on handover structure.

Villas are sold by architectural design rather than by unit type alone. Nakheel has named designs including Cyan Sky and Wave Crest, Ocean Whisper and Blue Jay in the Beach Collection, and Coral Dune, Sunset Mirage, Amber Reef, Red Aurora, Redwood and Porcelain Roses in the Coral Collection, by studios including NAGA Architects, SAOTA, LW Design Group and LOCI Architecture. An earlier release named eleven designs in total across both collections.

Nakheel does not publish plot sizes for either collection. Any plot figure you are shown for a Palm Jebel Ali villa comes from a broker, not the developer.

Where construction and releases stand

Fronds K to P were developed first. In October 2024 Nakheel awarded AED 5 billion in construction contracts covering 723 villas there, split between 539 Beach Collection homes at five and six bedrooms and 184 Coral Collection homes at seven. Nakheel's own construction-progress page put overall progress on those fronds at 26.75% in March 2026, with substructure at 93.27%, superstructure at 68.40%, building work at 21.64%, MEP at 18.76% and infrastructure at 65.05%.

In June 2026 Nakheel stated that the first Palm Jebel Ali villas were heading for handover later that year. In August 2026 it released a limited collection of 44 beachfront villas on Frond F, a five, six and seven-bedroom mix across ten designs, describing it as one of the final opportunities to buy a new beachfront villa on the fronds, with phased handovers from late 2026 through 2027.

Note that Nakheel's own villa counts for Fronds K to P differ between the October 2024 contract award (723) and the August 2026 release (728). The gap is small and unreconciled by the developer; both figures are reported here rather than averaged.

Buying considerations at this ticket size

Entry is around AED 18 million for a Beach Collection villa and around AED 29 million for Coral. At that level the 4% Dubai Land Department fee alone runs into seven figures, and the 20% due at booking is a substantial cash commitment before construction milestones even begin.

Off-plan mortgages in the UAE are capped at 50% loan-to-value by the Central Bank of the UAE, regardless of nationality or property value. On an AED 18 million villa that means at least AED 9 million of equity, plus fees, before financing is considered.

Collection and frond both matter to what you own. Nakheel describes both collections as having direct beachfront access with Arabian Gulf views for the fronds released so far, but it has not made that a blanket statement about every future frond. Confirm the specific frond, the specific plot orientation and the specific design before committing.

Most early inventory has been absorbed, so a large share of what is offered now is resale rather than developer stock. Resale carries a premium over the original launch price and a different transfer process. Establish which of the two you are being offered at the first conversation.
