Starting prices only. They represent the lowest published unit in each phase, not the price of any particular villa.

Villa-only, and why that matters here

Most Dubailand communities sell a mix in which the advertised entry price buys a townhouse. The Acres does not: Meraas and Dubai Holding both describe it as a bespoke villa community, and no townhouse product appears in any release. That makes its entry price directly comparable to other communities' villa prices rather than to their headline figures.

The product splits in two. The Acres villas are three to five bedrooms, with built-up areas reported from 3,048 to 6,001 sq ft in the first construction contract. The Acres Estates is a separately branded mansion collection at five to seven bedrooms, on plots of 9,000 to 17,700 sq ft, released in two design lines Meraas calls Amber and Ivory.

That two-tier structure is why prices in this community range from roughly AED 6.5 million to AED 14.5 million and above. They are not the same product at different sizes; they are two collections with different plots, different architecture and different service positioning.

The landscape proposition, in published terms

Meraas holds 28% of the land as open space and states that every villa is within a three-minute walk of a park. The named landscape elements are the Halo Loop Park as the main green spine, plus a Village Garden, Lagoon Garden, Lost Garden with treehouses and land-art trails, and a 2,000 sqm Edible Garden. Wetland parks, dog parks, an adventure park, an outdoor gym and a wellness garden complete the programme, alongside a nursery, primary school, clinic, mosque, clubhouses and a retail promenade.

The lagoons are the headline feature and they are confirmed as swimmable with floating decks. Meraas does not publish how many there are. Numbers circulate; none is sourced, so none appears here.

The sustainability claims are unusually specific and are published by Dubai Holding: LEED Gold for Communities pre-certification, an 80% reduction in greenhouse gas emissions against the national average, 33% lower water use than the UAE average, and irrigation drawn entirely from treated wastewater.

A note on the phrase "final phase"

In March 2025 Meraas published a release describing 106 villas and 102 mansions as the final phase of The Acres. In April 2026 Dubai Holding announced AED 2.4 billion in construction contracts covering a further 371 Acres villas and 186 Estates units.

Those two statements cannot both describe the end of the masterplan. We report them side by side rather than resolving them, and the practical lesson for a buyer is that "final phase" in Dubai marketing is a sales position rather than a masterplan fact. Do not pay a scarcity premium on the strength of that phrase alone.

The same caution applies to totals. Meraas has not published a masterplan land area or a total home count for The Acres. The unit numbers that exist are per-contract and overlap, so they cannot be added into a community total.

Buying considerations

Phase premium is real here. Phase 1 sold out and now trades on resale in a range roughly between AED 5 million and AED 11 million depending on size and plot, against original pricing that is no longer available. The developer price on a phase page is a reference point, not an offer you can transact at.

Payment structures differ between the tiers and are unusually handover-weighted. Phase 3 has been marketed at 10% at launch, 55% across nine construction instalments and 35% at handover. Phase 2 and the Estates are reported at 5% or 10% at launch, 55 to 60% during construction and 35% at handover. A 35% handover tranche is a large single payment; model it before committing.

Plot orientation and lagoon frontage drive price within a phase more than internal specification does. Ask which plots the quoted price applies to, and whether the lagoon-facing units in that release are still available.

If you buy on resale, you inherit the remaining payment schedule part-way through rather than starting fresh. Establish exactly which instalments remain and when they fall due before agreeing a premium.
