What "active living" means in practice here

Aldar launched Athlon on 1 May 2024 as a 1,492-home community and positioned it as Dubai's first active living community. The masterplan is organised around movement rather than around water or golf: a central park, four themed parks named Adventure, Play, Wellness and Valley, seven clubhouses, and more than ten kilometres of tracks, trails and loops that connect out to the Al Qudra cycling track.

The community sits in Dubailand beside Global Village and adjacent to Arabian Ranches 3, bordered by Emirates Road, Latifa Bint Hamdan Road and Sheikh Zayed bin Hamdan Al Nahyan Street. Aldar has not published a land area figure, so none appears here.

Athlon is Aldar's second Dubai community, after Haven and before The Wilds, all three developed through the Aldar and Dubai Holding joint venture formed in 2023. By February 2026 the three communities together were reported to have generated around AED 22 billion in sales.

The sub-communities, and one that is not villas

Nine residential sub-communities are named within Athlon: Chion, Diagon, Milon, Theon, Zeston, Delphi, Leon, Olympia and Vitalon. Theon is the release with the fullest published detail and has its own project listing.

A tenth name, Rise by Athlon, launched in September 2025 and is an apartment product of eight buildings at one to three bedrooms. It sits inside the Athlon masterplan but is not villa stock, and this page excludes it from the villa comparison.

The villa product itself splits into what Aldar calls Standard villas at three to five bedrooms and Premium villas at four to six. Townhouses are three and four bedrooms, arranged in four-plex clusters. At Theon specifically, market listings show three-bedroom townhouses of 2,279 sq ft, four-bedroom townhouses of 3,114 sq ft, four-bedroom villas of 3,350 sq ft and five-bedroom villas of 4,452 sq ft across roughly 257 homes.

Buying considerations

Absorption is the defining feature of this community. Aldar reported the first two phases selling out within 48 hours for AED 4.1 billion. That means much of what is offered now is resale, at a premium over the AED 2.8 million launch figure, with a payment schedule inherited part-way through.

The payment structure reported at Theon is 5% at launch, 55% during construction and 40% at handover. A 40% handover tranche is large, and with off-plan mortgages capped at 50% loan-to-value in the UAE, it needs planning rather than assuming financing will cover it.

On construction progress, be careful what you accept. Aldar does not publish project-level progress percentages the way Nakheel does. Figures circulating for Theon come from broker aggregators, not from Aldar, so this page does not print one. Ask Aldar for the current status directly.

Finally, confirm whether the unit you are shown is a villa or a townhouse. Both are sold within the same sub-communities here, and a four-bedroom townhouse at 3,114 sq ft and a four-bedroom villa at 3,350 sq ft are different assets at similar sizes.
