OffPlanVilla.com is an independent research layer over the Dubai off-plan villa market. It exists because the single most consequential fact about a Dubai villa listing is often the one nobody prints.

Why the site exists

Search for an off-plan villa in Dubai and you will be shown townhouses described as villas, resale asking prices presented as developer prices, handover dates no developer has ever stated, and communities called waterfront because an engineered lagoon was dug in the middle of them. None of this is usually dishonest. It is the natural result of a market where portals classify by community rather than by plot, and where developers publish far less than buyers assume.

We check what the developer actually published, record the gap where nothing was published, and classify the product rather than repeat the marketing word.

What we track

Every Dubai off-plan villa community we can substantiate, the developers behind them, and each individual release: bedroom range, built-up area, published price and what type of price it is, payment plan, handover date and who stated it, construction progress where anyone publishes it, and the relationship between the plot and any water or golf course.
