DAMAC Lagoons is a Mediterranean-themed community in Dubailand built around engineered lagoons, comprising 8,883 villas and townhouses plus 4,800 apartments. Eleven themed clusters carry villa or townhouse product, and five of them are townhouse-only on DAMAC's own page titles. DAMAC publishes no starting price for any villa or townhouse cluster here, and no built-up areas for the villas.

Starting prices only. They represent the lowest published unit in each phase, not the price of any particular villa.

Which clusters are villas

DAMAC titles its own pages honestly here, and the aggregators do not. On DAMAC's own cluster pages, Malta, Ibiza, Marbella, Monte Carlo and Mykonos are all four and five-bedroom townhouses. Marbella and Monte Carlo are marketed explicitly as Lagoon Townhouses. Several portals list all five as villas.

Santorini, Costa Brava, Portofino, Nice and Morocco carry both villas and townhouses. Venice is the villa-led cluster: DAMAC's own page title is six and seven-bedroom villas, and it maintains separate townhouse listings at five and seven bedrooms alongside them.

One name to treat carefully is Andalusia. It appears as a district in DAMAC's masterplan material, but the cluster page returns a server error and it is absent from DAMAC's own projects index. A portal instead lists Lagoon Views Andalucia as a one and two-bedroom apartment phase. There is no evidence of an Andalusia villa cluster.

Portofino contains a contradiction within a single DAMAC page: the title says three to five-bedroom villas and townhouses, the body says three to seven-bedroom villas. Both are DAMAC's.

What DAMAC does not publish here

This community is unusual for how little is on the record. DAMAC publishes no starting price for any villa or townhouse cluster at DAMAC Lagoons; every page reads Available on Request, and the listing grids render a loading placeholder where a figure would go. It publishes no built-up area for any villa cluster. The only unit size we found anywhere on DAMAC's own pages is Venice seven-bedroom townhouses at over 4,000 square feet.

Handover is published for two clusters only, Ibiza at Q2 2026 and Mykonos at Q4 2025. The other nine say enquire now. Payment plans appear for two, both 60/40, at Marbella and Mykonos.

Because of that, every price you see attached to DAMAC Lagoons comes from a portal rather than from DAMAC. Those portal figures also disagree with each other and with DAMAC on handover: one portal gives Marbella a 70/30 plan against DAMAC's published 60/40, and Ibiza a Q4 2025 handover against DAMAC's published Q2 2026. Where DAMAC has published something, we use DAMAC.

DAMAC also contradicts itself on the size of the community: its own community page and three cluster pages say 49 million square feet, while its masterplan blog and admin site say approximately 45 million. A four-million-square-foot gap between a developer's own pages is worth knowing about before you take any other figure on trust.

The lagoon, and what is claimed about it

The lagoons are real and they are the reason people buy here. What is missing is any published detail. DAMAC does not publish the size of its lagoon in square feet, square metres, hectares or acres, and neither do the major portal area guides.

DAMAC makes no Crystal Lagoons claim for this community, and Crystal Lagoons does not list DAMAC among its Dubai projects. Its published Dubai roster names Tilal Al Ghaf, District One at Mohammed Bin Rashid City, and Azizi Riviera. If a listing tells you DAMAC Lagoons is a Crystal Lagoons development, that is not supported by either company.

On frontage, DAMAC's language is community boilerplate repeated identically on every cluster page, townhouse-only clusters included: homes are surrounded by azure lagoons, white sandy beaches and tropical vibes. Only Venice adds anything cluster-specific, with sweeping lagoon views, and its seven-bedroom villas are described as having a serene waterway that runs through the property, which is a feature inside the plot rather than the community lagoon.

DAMAC never uses the phrase swimmable lagoon. The closest is Marbella's surf, swim, or relax by the shore, plus a masterplan amenity list that includes a wave pool, a lagoon zipline, snorkelling and a floating amphitheatre. Compare District One West, which states swimmable lagoon and sandy beaches outright. The difference is worth noticing.

Venice reaches six and seven bedrooms in villa form, the deepest large-villa tier in any DAMAC lagoon community.

The buyer who wants a price before a viewing

This is the wrong community for that. DAMAC publishes no price for any cluster here.

The near-term completion buyer

Mykonos is published at Q4 2025 and Ibiza at Q2 2026, which puts them at or near delivery.

Crystal Lagoons publishes its own Dubai project roster. A developer not on it has not licensed the technology, whatever a listing says.

Location and connectivity

DAMAC Lagoons sits in Dubailand adjacent to Hessa Street, with access to Sheikh Mohammed Bin Zayed Road and Al Khail Road.

DAMAC publishes no drive times for this community. It also never describes the community as opposite DAMAC Hills; that is broker phrasing.

How much does a DAMAC Lagoons villa cost?
